We have designed our services such that we can help estate owners from the moment they decide they need to move on to the moment they pick up a closing check from escrow for the sale of their home.  Our services can be used individually or in a combined fashion and our agreements are extremely straight forward and fair.

Whether you are a homeowner looking to downsize or the heir to an estate that needs to be liquidated, our services are always tailored to clients case by case.  

The starting point is a free initial consultation to review the items of the estate and understand what the estate owner's objectives are.  In this consultation we assess whether our Estate Sale Services would be profitable for the estate owner and the most efficient way of setting up and conducting the sale.  We discuss our industry-competitive service fee for the type of sale we agree upon and the estate owner reviews our service agreement at their convenience.  We usually have no up front fees. 

A committed following of buyers usually ensures that we sell 75-90% of an estate owner's personal property so when we conclude that the situation calls for an estate sale, it is assured that cash is coming in. 

If the estate owner has decided to sell the home as well as the personal property, our estate sale services act as free advertising for the real estate listing!  In fact, when implemented prior to placing the home on the market, our services can help induce multiple offers because our sales usually attract 200-500 visitors many of whom inquire about the real estate and each of whom has a sphere of friends, family and associates. 

This is a powerful way to focus attention on an estate owner's home without wasting even a single day on the MLS!   By the time the home is ready to be sold, the engine of buyer anticipation is already revved up!  And we know that the number of days on the market is a major factor in how high a price an owner receives.

Once we are employed to conduct an estate sale, we take 5-10 days to set up the sale and advertise to our database as well as publish the sale on various paid online sources.  Road signs are placed for additional foot traffic and the sale begins...a 2-4 day venture wherein an estate owner's personal property is sold for the highest reasonable prices and their home becomes the subject of multiple inquiries while the home is being emptied and prepped for staging and MLS marketing. 

As part of our Estate Sale Services, we also coordinate the complete emptying of the home per the terms in our contract.  Though we do not haul trash or pay for trash removal, we coordinate donation services and help as much as possible to take the burden off the estate owner.  

By the end of the sale, the home is near empty and ready for donation services and trash hauling which we coordinate immediately with the help and guidance of the estate owner.  Once complete, the home is ready for the next step - touch ups and, if desired by the estate owner, possible remodeling by appropriate professionals.  We do not do any of this type of work but we have numerous referral sources to simplify an estate owner's life. 

Next, if our Home Staging Services are added, we ensure the appeal of the home is maximized through the use of the most popular new furnishings and we strive to provide the most competitive Home Staging prices for Estate Sale clients.  Our goal is to make the home so beautified that it sells quickly and the Buyer wants to purchase the home furnished!  Our home staging contract specifies the price a Buyer must pay to purchase the furnishings and estate owners receive a 25-50% refund of the staging costs should the furnishings be purchased with the home!

Utilizing our Real Estate Services makes for additional convenience for estate owners and enables them to tap in to the expertise of a professional with over 20 years experience and hundreds of real estate contacts in the greater Los Angeles area.  Additionally, all real estate clients have the option of using our Auction Marketing Services for free.

When estate owners choose to up the ante by using our Auction Marketing Services, we add an additional layer of advertising to appropriate target markets and conduct an auction sale with a minimum reserve price established by the estate owner and a real estate professional.  This protects the estate owner so that even if the auction does not produce a bid over the reserve price, the real estate listing continues uninterrupted and still gains exposure. 

If our real estate services are not employed, but our Auction Marketing services are used, there is a $250 charge to the estate owner for advertising - no additional fees are charged to the estate owner unless the property is over $2,000,000 and requires international and regional advertising campaigns. 

As the auction maker, we charge a Buyer premium to the winning bidder and / or participate in the selling office commission if we represent the winning bidder.   We use an independent third party bidding and document verification system in order to ensure the integrity of the auction.  Bidding is open to anyone: Principals as well as broker- represented parties.
